Preparation
The Preparation phase begins with a buyer or seller consultation. We use this time to discuss our working relationship with one another and explain details regarding the home buying and/or selling process. Topics of discussion include but are not limited to financing and pre-approval options, expectations for client and realtor, and answering any of your questions.
We also carve out time to complete our WWN Questionnaire to address your Wishes, Wants, and Needs when buying or selling a home. Our time is well spent as the information gained is valuable and supports us greatly as we transition to the next phase.
Implementation
As we move into the Implementation phase for buyers, we create a plan for finding their new home. In the event a buyer needs to address issues with their credit prior to our search for a new home, we work with lenders who can provide resources to help improve their score. If credit is not an issue, we will begin our house hunting search before finding and presenting an offer for the home of your choice.
The Implementation phase for a Seller works a bit differently in that it entails the Seller preparing their home for tours, accepting and negotiating an offer(s).
Execution
As we close out the transaction for both buyers and sellers, the Execution phase works similarly once a home is placed under contract. The completion of inspections, any repairs, and an appraisal are highly recommended to ensure the protection of all parties involved in the transaction.
